What a kupça (title deed) is, and why you should never buy without one
The registry extract is the only proof of ownership in Azerbaijan. Why a municipal paper, a power of attorney or a utility meter is not enough.
You do not need the full amount up front. There are two routes: a bank mortgage, and in-house installments agreed with the seller.
The subsidised rate goes up to 7%; the term and the down payment depend on the bank and your income. One condition never changes: the house must have a title deed. Without it no bank will lend, because it cannot take the property as collateral.
If part of the amount is missing, we agree a schedule: a down payment plus monthly instalments. This is not a bank loan — terms are set per property, so the scheme is more flexible, but the term is usually shorter than a mortgage.
