Heavy rains last spring exposed the settlements with poor infrastructure. Analysts expect autumn prices to drop 8–18% in low-lying areas with high groundwater and no drainage, with liquidity — how fast a house sells — down 25–30%. In higher, fully serviced areas such as Mardakan and Shuvalan, prices are expected to rise 3–5% instead.
Buyers now look at the drainage of the plot, not only at the floor area. The best test is to visit after rain.
