Renting a Mardakan pool house nightly: from shortlisting to Booking
A properly packaged Mardakan villa fills up 85–90% in July–August at 620–800 AZN/night. A poorly packaged one runs at 40% for 350 AZN. The gap is in the prep, not the property. Here is what each step looks like.
1. House prep
Guests pay for feeling, not square metres. Minimum for a 600+ AZN nightly rate: 250+ TC white sateen bedding, matching robes and towels, a welcome basket (water, tea, wine, local fruits), AC in every bedroom, USB outlets at bedsides, 100+ Mbit/s WiFi.
2. Professional photos
First impression drives 60% of conversion. A real-estate specialist photographer runs 250–450 AZN for 25–40 processed shots. A drone shot of the pool and yard is +100 AZN. Pays back in 3–5 nights.

The classic first-season mistake is «I'll set a higher rate, someone will bite.» In nightly rentals an empty night costs you full rate: a booked night at average price beats a peak-rate empty night.
4. Channels
- Instagram and TikTok — 70% of guests, organic + local targeting.
- Booking and Airbnb — 20% of guests, 15–17% commission.
- Direct repeats — 10%, the most valuable segment.
5. Tax and legal setup
Optimal: register as a sole trader (fərdi sahibkar) on the 4% simplified turnover regime. Online registration via e-taxes.gov.az in one day. No VAT until 200,000 AZN annual turnover.
6. Operations: keys, cleaning, laundry
A Yale or Nuki keypad lock — guests arrive and leave without you. Cleaner at 30–40 AZN per 3-hour changeover. Laundry service for 4–6 bedding sets: 30–50 AZN.
