A house 5 minutes walk from the sea: finding real access
Everyone writes «5 minutes to the sea» in a listing. In reality that can be a 400 m walk to a free sandy beach — or 1.5 km through private grounds. The 25–35% price premium is honest only in the first case.
Measure distance the right way
Open Google Maps in walking mode. From «house» to «entrance of a free beach», not to «shoreline». Mardakan has 4 free and 3 paid beaches. Many stretches are sealed behind sanatorium walls — you can't just walk in.

Simple test before the deposit: walk the route at 08:00, 14:00 and 20:00. Morning = quiet, afternoon = heat and queues, evening = lighting and safety. Three data points, one honest answer.
Mardakan beaches you can actually reach on foot
- Mardakan City Beach — free, sandy, gentle entry, lifeguards.
- «Dachny» — quiet, behind the residential quarter, clean sand, no infrastructure.
- «Botanika» — family-friendly, near the botanical garden, sun umbrellas 5–10 AZN.
- Beach Resort — paid, 20–40 AZN entry, via the hotel.
Red flags in listings
«5 minutes to the sea by car» — that's 20–25 minutes on foot. «Front line» without a yard photo — often the property is behind a sanatorium wall, no view or sound of sea. «Private access to the sea» — legally impossible in Azerbaijan; the coastline is public.
