Absheron is famous for figs — the «khanym endam», «sary», «kara» varieties. But many buyers don't know that plots with fig plantations have a special status, and some trees may not be cut down. Why, where and how it affects price.

1. History of Absheron figs

Absheron's fig culture is ~2,500 years old. Mid-20th century each plot had 30-50 trees; dense construction has thinned that. But «Absheron fig» is a Geographical Indication (since 2019) — plantations get state protection. For a buyer this is a plus, not a restriction.

2. Three plantation statuses

By land status: 1) plantation — 20+ trees, cutting only with permit (price +12-18%); 2) partial orchard — 5-15 trees, mild restrictions; 3) individual trees — 1-4, no restrictions. Before buying, verify the status on the cadastre map.

Four real pluses for a fig-plot villa: 1) the surroundings will not get dense new construction (protection status); 2) air quality is 25-40% better; 3) your own crop — 200-500 kg/year; 4) price appreciates +8-14%/year thanks to the status.

4. Best fig zones

Prime zones: south Mardakan (sandy soil, sea nearby), west Shuvelan (classic plantations), east Nardaran (500+ trees), north Bilgah (protected area). Sot in these zones is 15-25% above market.

• Status — plantation, partial, individual?
• Any pre-issued permits for felling or transplant?
• Tree age — 10+ years gives stable yield.
