Artesian well in Mardakan: what to ask before buying the house
«Water available» in Mardakan ads means three different things: mains, a tank, or an artesian well. Artesian is the most stable, but has its own paperwork, running costs and hidden details. Real numbers and a checklist.
1. What an artesian is and typical depth
An artesian well pulls from pressurised aquifers. Typical Mardakan depth is 60-140 m, occasionally up to 180. Shallow (up to 30 m) is «rainwater» technical — for garden and toilet. Only artesian can be drinkable, and only after analysis.
2. Documents and registration
Official set: 1) Ministry of Ecology licence for the driller; 2) well passport — depth, casing diameter, pump-test results; 3) water analysis from the National Water and Soil Laboratory, updated annually. The house you buy should have all three.
3. Water analysis — what to look at
Typical Mardakan artesian issues: salinity (TDS) 800-2200 mg/l (norm up to 1000), chlorides, iron. In the analysis check: 1) potability rating or «suitable after filter» flag; 2) mineralisation — excess salt damages the pool too; 3) microbiology — no bacteria.
4. Install and cost
New artesian drilling (120 m, full pack): 7,500–14,000 AZN. Submersible pump (Grundfos/Pedrollo) — 800-1,900 AZN. 5-stage filter with reverse osmosis — 1,400-3,200 AZN. 2,000 l tank — 600-1,200 AZN. Total 10,300–20,300 AZN. Service 150-350 AZN/year.
5. Five pre-purchase checks
Real checklist: 1) see the passport — depth and pump-test figures; 2) water analysis within the last 6 months; 3) pump brand and year; 4) last filter service date; 5) any level drop in neighbours' wells?

| Filtration | 5-stage + UV | 1,400–3,200 AZN |
| Tank | 2,000 l | 600–1,200 AZN |

An artesian well is the most stable water source for a country house — but only if documented and tested. «Water available» without paperwork is nothing.
Five must-ask questions
- Well passport — depth and pump-test figures.
- Water analysis not older than 6 months — National Lab stamp.
- Pump manufacture year — over 6 years usually needs replacing.
- Last filter service date — changed every 6 months.
- Neighbours — any drop in artesian levels?
